The following policies are established to ensure that all prospective applicants for a property processed by Compass Property Management will be treated equally.


Please read the following policies.  If you feel you might meet the guidelines for qualifying, we encourage you to submit an application.  Only one application will be processed at a time and applications will be processed in the order received.



  • We do not discriminate on the basis of race, color, religion, sex, disability, familial status, national origin, marital status, sex orientation or source of income.
  • Each person 18 years of age or older must complete and sign an application and only people listed on application may reside on the property.
  • In order to process an application, a non-refundable processing fee must accompany applications (refer to FEES Section)
  • Applications will not be considered with missing or false information.
  • Social Security Number and Date of Birth are required on all applicants for screening and collection purposes.  The only exception to this rule is if applicants are sponsored by an agency that will take full responsibility for screening and payment of all funds.
  • If we are unable to verify information on an application the applicant may be denied.



  • Each applicant must show two pieces of ID.  This must include one US government photo ID of applicant.



  • Compass Property Management will obtain a credit report for each applicant and co-signer 18 years of age or older.  Reports supplied by applicants will not be accepted.
  • Unpaid utilities on credit report could impact decision. 



  • Must provide three tenant/landlord references or up to five years of rental references.
  • If you owe prior landlord funds and are not currently making payments to that landlord, your application will be denied.
  • Any physical damage to prior rentals, application will be denied.
  • If there were nuisance complaints from neighbors you will be denied.
  • More than three late payments may be denied.
  • Service of any legal notice (72 hour or Termination with Cause) more than two times will be denied.
  • Any report of illegal activity occurring on your rental premises by you or your guests will result in a denial.  This includes police just being called out to the property more than once.
  • Lease violations, such as, having pets in a no pet rental, allowing guests to stay longer then allowed, or smoking on premises, could result in a denial.



  • Compass Property Management will obtain a Criminal Background check for each applicant and co-signer 18 years of age or older.
  • National and State Sex Offender database will also be used when screening all applicants 18 years and older.  Anyone who is a registered sex offender will be denied.
  • Any criminal history involving drugs within the last seven years will result in a denial.
  • Any individual who has a violent criminal history in the last 3 years will be denied tenancy.
  • Any violent criminal history older than 3 years that involved a weapon will be denied.
  • Repeated criminal history such as DUII, criminal mischief, etc. will result in a denial. 



  • Applicant's net monthly income should be two times (2x) the amount of the monthly rent.
  • Income will be verified from copies of the prior month's pay stubs provided with the application or by a phone conversation with the applicant's supervisor.
  • Self-Employed applicants will be requested to provide the most recent tax returns and 3 months bank statements.
  • All state funding must be verified up to two months.
  • Unverifiable income will Not be considered.




  • We do not allow Pit Bulls or any mix breed dogs with Pit Bull
  • All dogs must be licensed and have rabies shots current (documentation must be provided)
  • Must meet all dogs before approval of application
  • We require additional rent ($35 - $50) and security deposit ($200) per pet.
  • Service animals must have all proper documentation and follow all guidelines for pets.


  • All Compass Property Management rentals are non-smoking.  This includes on the outside premises as well.  Tenants who wish to smoke will have to use designated areas or public property.
  • No medical marijuana and no growing of medical marijuana - This will be cause for denial


  • Only tenants listed on application and rental lease are allowed to occupy rental.
  • Occupancy is calculated as number of rooms time two people, plus one (two bedroom rental is acceptable for a family of 5).
